After going under contract, a buyer will complete inspections. An inspector will generate 3 reports:
1.General Home Inspection Report:
Covers any issues with the house from top-to-bottom
2. 4-Point Insurance Report:
Addresses any issues with electrical, plumbing, HVAC, & roofing.
3. Wind Mitigation Report:
States where you could qualify for any discounts
*The 4-Point report can save you money if your “big” items are newer and in well-working condition. For example, if your house has a 20 year old roof, chances are your insurance quote will be higher.
*The wind mitigation determines if your house qualifies for any additional discounts on your insurance rate. For example, if you have a peel and stick underlayment on your roof, you could qualify for a potential discount.
*If you have already bought a house, this is an excellent time for you to check your current homeowners insurance plan to see if you are receiving all possible discounts. Maybe you replaced your windows last year to hurricane shutters, and haven’t updated those reports. Now is a great time to do so.
