1. Timing Is Critical
If you see a house that you like, it’s very important to schedule a showing immediately to try and be one of the first buyers in the door.
2. Offer A Competitive Price
In this market, it’s likely you will be in a multiple-offer situation if the home is priced and located right. Therefore, you want to put your best foot forward with the offer price. The days of “low-ball” offers have come and gone.
3. Avoid Asking for Seller Paid Closing Cost
If possible, you want to cover your own closing costs. It’s ideal to not give the sellers any reason to not accept your offer.
4. Be Flexible on Closing Dates & Inspection Periods
The details in your offer do matter and make a difference. You want to be flexible on the closing date. Some sellers might prefer an early close date, while others could benefit from having some extra time. With inspection periods, sticking to a maximum 10 day inspection period will look more appealing to a seller versus a 15 day inspection period.
